Hearthstone Village is a new upscale senior apartment complex in Latham, NY. Marx built three new 3-story wood frame apartment buildings, totaling more than 164,000 SF of construction. Each building contains 48 one or two bedroom apartments. Marx also constructed 10 garages on the site.

Hearthstone Village also includes an 8,000 sf community clubhouse, complete with a lap pool, locker rooms, large community room with commercial kitchen, a billiards and game room, a media center conference room, and an exercise/fitness room.

SENIOR HOUSING/RENOVATION & RESTORATION

The South Mall Towers rehabilitation project involved extensive renovations to one 19-story hi-rise building and one 9-story mid-rise building, comprising more than 345 senior citizen apartments.

Included in the renovation and rehabilitation at the low- to middle-income senior housing facility were new windows, replacement of the aging heating system, complete asbestos abatement, exterior masonry restoration, and new roofing. Interior renovations included upgrades to the resident's common areas, the lobby, elevators, and facility kitchens and baths.

Most significantly, the restoration project was conducted without displacing any of the tenants at the Capital District of NY's largest senior housing facility. The 346 unit complex now serves a senior population that is considerably older and more frail than when the buildings were constructed, providing a broad array of social and recreational services to the area's lowest-income seniors.

The Construction Management team from U.W. Marx worked with The Kearns Group architectural firm to build Phase I of Diamond Rock Terrace, a new 115-unit senior housing facility.

Consisting of three modern three-story structures, the complex rests on a steep slope overlooking historic Troy, NY and the Hudson River Valley.

Phase I consisted of 73,000 SF of construction, and included 81 apartments, a community center, resident lounge, arts and crafts room and administrative offices.

SENIOR HOUSING/HISTORIC RESTORATION & RENOVATION


Acton Civill Polytechnic Institute, Coeymans, NY

U.W. Marx was hired to carefully renovate and convert the long-vacant and deteriorated school building into a much-needed community senior housing facility. The building was rehabilitated with funding from the New York Housing Trust Fund and private investors.

Marx successfully converted the building, constructed in 1874, into 28 apartments which were designed for moderate income senior citizens. Redevelopment included the installation of an elevator, community room, library, and laundry facilities.

The National Historic Register-listed building is well-suited to meet the needs of its mature residents, and once again contributes to the region's tax base.

STUDENT HOUSING/NEW CONSTRUCTION

Marx performed new construction of two student-housing complexes on the SUNY campus. The 37 new townhouse-style dormitories incorporated within Adirondack Hall and Mohawk Hall can accommodate nearly 600 students.

The two residence halls feature single and double occupancy apartments and living quarters with shared bath facilities. Each suite has a common living area with Internet connection, fire alarm systems, cable television access, telephone service, kitchen, laundry facilities and convenient parking.

Marx conducted a complete renovation and rehabilitation of an occupied 146-unit apartment complex. Construction was segmented into three-phases to allow the owner to “roll-over” tenants and minimize rental losses.

The Marx team also constructed a new 2,700 SF community center and playground in the center quad of the property.

HOTEL & RESORT/NEW CONSTRUCTION, RENOVATION & RESTORATION

Gideon Putnam Hotel & Conference Center, Saratoga Springs, NY

U.W. Marx conducted two unique construction projects on the grounds of the landmark hotel, located in the heart of the Saratoga Springs State Park.

In 1981, Marx constructed a major addition at the Gideon Putnam Convention Center. In 1990, as a direct result of the quality craftsmanship provided during the conference center project, Marx was contracted to direct a major restoration & renovation effort at the Gideon Putnam Hotel. The project featured enhancements to the lobby, kitchen and dining facilities, as well as extensive upgrades to the historic structure’s mechanical systems.
