Hearthstone Village
Hearthstone Village is a new upscale senior apartment complex in Latham, NY.
U.W. Marx built three new 3-story wood frame apartment buildings, totaling more than 164,000 SF of construction.
Each building contains 48 one or two bedroom apartments. Marx also constructed 10 garages on the site.
Hearthstone Village also includes an 8,000 sf community clubhouse, complete with a lap pool, locker rooms,
large community room with commercial kitchen, a billiards and game room, a media center conference room, and an exercise/fitness room.
Professional design services were provided by Glynn Spillane Griffing Architects of Albany, NY.

Samaritan Village
Project includes extensive additions and alterations at Samaritan Village, located in Ellenville, NY. Samaritan Village is a 228-bed adult residential treatment center for alcohol and substance abuse, offering intensive and highly structured residential treatment programs for its clients.
New construction has included two dormitory buildings, program and education building, recreation building, maintenance building, and medical and dental facilities. The new new dining and food service area includes a full restaurant-grade kitchen. New construction at the site has totaled more than 96,000 s/f.
U.W. Marx was recently awarded an additional phase of the project, construction of a Women Veteran's Dormitory on the site. U.W. Marx has worked closely with the professional design team from Architecture + of Troy, NY in constructing this state-of-the-art residential treatment facility.

RENOVATION & REHABILITATION / CONSTRUCTION MANAGEMENT AT RISK
South Mall Towers Senior Housing
Project involved extensive renovations to one 19-story hi-rise building and one 9-story mid-rise building, comprising more than 345 senior citizen apartments. Included in the renovation and rehabilitation at the low- to middle-income senior housing facility were new windows,
replacement of the aging heating system, complete asbestos abatement, exterior masonry restoration, and new roofing.
Interior renovations included upgrades to the resident's common areas, the lobby, elevators, and facility kitchens and baths.
Most significantly, the restoration project was conducted without displacing any of the tenants at the Capital District of NY's
largest senior housing facility. The 346 unit complex now serves a senior population that is considerably older and more frail
than when the buildings were constructed, providing a broad array of social and recreational services to the area's lowest-income
seniors.

Diamond Rock Terrace Senior Housing
The Construction Management team from U.W. Marx worked with The Kearns Group architectural firm to build Phase I of
Diamond Rock Terrace,
a new 115-unit senior housing facility.
Consisting of three modern three-story structures, the complex rests on a steep slope overlooking historic Troy, NY and the Hudson River
Valley. Phase I construction consisted of 73,000 s/f of new construction, and included 81 apartments, a community center, resident lounge, arts and
crafts room and administrative offices.

Capitol Woods Apartments
U.W. Marx conducted a complete renovation and rehabilitation of an occupied 146-unit apartment complex. Construction was segmented into three-phases to
allow the owner to “roll-over” tenants and minimize rental losses.
The U.W. Marx construction management team also constructed a new 2,700 SF community center and playground in the center quad of the property.
